THE DIGITAL FUTURE

OF CONSTRUCTION AND BUILDINGS.

MISSION STATEMENT

The goal of Innovationsmanagement Bau GmbH is to systematically recognise, develop, and pass on innovations for medium-sized construction businesses, the construction industry in particular.

Providing joint innovation-related research and development services related to the built environment, the construction and building value chain, and the construction industry.

WHY

GERMAN CONSTRUCTION INDUSTRY

The built environment is the guarantor of our prosperity for the present and future generations.

The German construction industry manufactures end product buildings, preserves them, makes them usable, and removes them at the end of the life cycle of the building. It is the largest labour sector in the German economy and generates one in ten euros of total economic output.

Developing, designing, measuring, creating, modifying, maintaining, providing, and disposing of buildings play a key role in the development of sustainable living spaces. Due to the high division of labour, the diversity of company forms, the materials used, and the products manufactured, the construction value chain is one of the most diverse economic clusters in Germany.

OUR BUSINESS

Construction industry business models have changed very little in recent decades. Productivity has increased only slightly over the last 20 years, both in construction planning and execution. Transaction costs in the construction industry are very high, in particular due to high processing, control, and adjustment costs. The business is strongly organised in terms of craftsmanship. The degree of industrial prefabrication is low, as is the influence on manufacturers of construction products. The traditional industrial product-related functions of development and design, work preparation, as well as production and assembly are little used or are strongly structured and are carried out by different companies. The project platform is closely interwoven with the operating platform. The activities of research and product development are often project-related.

WHAT IS EXPECTED OF US

The social tasks facing the construction industry include: securing basic needs in the form of basic building services, affordable and future-oriented construction of residential buildings, buildings with low sealing of floor space, no further land consumption, sustainable use of natural resources, energy savings during construction and use of buildings, securing year-round employment, time and cost security for public sector construction projects, a climate-neutral building stock by 2050, a competitive low-carbon economy by 2050, continuing to make a major contribution to climate protection and the turnaround in energy.

WHAT

SECURE YOUR OWN COMPETITIVENESS AND FUTURE VIABILITY

WHAT WILL BE BUILT IN THE FUTURE? (Products)

HOW WILL WE BUILD IN THE FUTURE? (Processes)

• Which trends for sustainable buildings can already be identified today, e.g. sustainable living and working quarters, urban-rural relations?

• What kind of "digital" innovations are necessary to meet social requirements?

• Which trends for sustainable building can already be seen today, e.g. Building Information Systems?

• Which business models can result from this for the construction industry, especially for SMEs and in the context of digitisation?

HOW

Innovation from tradition.

 We tackle future prospects together!

Goal of the first phase is to create a broad basis for our future activities towards (digital) innovations.

FIRST PHASE

The time frame for trends and scenarios is from today to 2050. Considerations extend to Germany and the European Union.

TIME FRAME

What kind of "digital" innovations are necessary to meet social requirements?

DIGITAL INNOVATIONS

Which trends for sustainable construction can already be seen today, for example sustainable residential or working areas, recompaction, microflats, shared spaces?

TRENDS

Which trends for sustainable construction can already be seen today, for example building information systems, industrial production, modular and hybrid construction methods, recycled materials?

BUILDING INFORMATION

Which business models can result from this for the construction industry, especially for SMEs and in the context of digitisation?

SMEs

Cooperation with research institutions, universities, associations, companies, start-ups, and relevant stakeholders in the innovation environment.

COOPERATION

WHO

INDEPENDENT, MEDIUM-SIZED CONSTRUCTION COMPANIES

We bring fresh ideas and tools for the development, planning, and

implementation of buildings as well as the business model.

We rely on interdisciplinary and cross-organisational cooperation.  The core team consists of seven traditional contractors based
